Process
Site Feasibility
A site feasibility and pre-purchase advice assesses and helps you understand the constraints and potential of a site. It is a high-level assessment of the physical characteristics, planning controls, and regulations that may influence development. Environmental factors, services, heritage, flood risk, bushfire zones etc. are also evaluated. The aim is to identify opportunities, highlight risks, and ensure the site aligns with your goals.
Detailed Design
The Detailed Design stage further refines the design, incorporating your feedback and exploring external form and materials. Discussions are undertaken with you, relevant authorities, Specialist Consultants etc. to ensure alignment with your brief and vision, spatial, aesthetic, environmental factors and regulatory compliance. It’s also advisable to get a builder or quantity surveyor involved early to discuss costs and budget and make any necessary changes early on.
Construction Certificate
Post DA approval detailed documentation including detailed drawings, schedules, and specifications are prepared for statutory approvals and construction. The process includes further discussion with you, the builder and ongoing specialist Consultant coordination. Once documentation is complete, assistance is provided in lodging the formal application with the relevant authorities. Note, Complying Development includes a combination of Development Application and Construction Certificate process and deliverables.
Tender
The Tender process involves issuing documents, tailored to instruct builders on construction requirements, including specifications outlining materials and construction methods. Selected builders review the package, ask questions, and submit quotes. Once tenders are received, they are assessed based on cost, experience, reputation, and availability. The preferred tenderer is selected, and a formal building contract is signed, for the construction phase.
Sketch Design
Sketch Design begins with obtaining your brief, vision and confirm project understanding. An assessment of the site, including preliminary inquiries and evaluations are undertaken to establish applicable regulations and requirements. The need for other Specialist Consultants is identified along with any necessary authorities, and other relevant parties. Concepts, diagrams, and information are presented to communicate the proposed design direction.
Development Application
During the Development Application stage the formal application documentation is prepared, including detailed plans, elevations, drawings, reports, and all other supporting materials required for the submission. The work of all Specialist Consultants is carefully coordinated and integrated to ensure a cohesive application. Once the documentation is complete, assistance is provided to you to facilitate the lodging of the Application with the relevant authorities.
Construction Phase
The process throughout the construction phase can involve responding to Requests for Further Information to clarify design details, reviewing shop drawings and attending site meetings to monitor progress and address any arising issues. Works can be observed to ensure adherence to the design. Additionally, any proposed alternate materials or products are reviewed for their suitability in maintaining the original design intent and compliance.

Contract Administration
Contract administration involves managing the contract between you (the client) and the builder. Contract administration engagement may include site visits, responding to builder queries, updating documentation as needed, and reviewing the builder’s progress claims, extensions of time and variations. The aim is to ensure construction aligns with approved documents and the project meets the expected standards and quality upon completion.
